Real estate is offered as follows:

• "As is" with no guarantees, although residential seller must disclose known defects.
• Free and clear title is guaranteed by seller
• Non refundable deposit paid by buyer
• Buyer pays all settlement costs
• No financing or inspection contingencies by buyer
• All inspections before the auction
• Seller sets all conditions, including a confidential minimum selling price.

Antiques, Art, all individual items
All single items or lots are offered as follows:

• "As is" with no guarantees
• No returns
• Payment before removal
• Same day payment
